Sunday, January 25th 2008 I will be holding open another exceptional home in the Balcones area; one of Austin's finest neighborhoods. This is a wonderful and inviting one story brick home that has been renovated and updated. The floor plan offers great separation of bedrooms with the Master and beautifully appointed Master Bath located on the opposite side of the home. The remodeled kitchen features stainless appliances and a huge granite island that opens to the family room. A wall of windows overlooks the spacious backyard and gardens. The home backs to camp Mabry offering quiet and privacy. AGENTS, this is an excellent time to preview! I will be on-site between 2pm and 4pm Sunday afternoon so please drop by for a tour of this exceptional property. If you have questions or are unable to attend or to schedule a private showing, I can be reached at my mobile number listed below. Thanks, I look forward to seeing you there!
If you or anyone you know is anticipating purchasing or selling real estate in the Balcones Neighborhood or anywhere in Central, West or Southwest Austin or the Westlake/Eanes School District area, I would be happy to be of assistance. Let me put my nineteen years success helping upscale buyers and sellers in Austin's finest neighborhoods to work for you. Contact me for a private consultation at your convenience!

Russell, this is a fabuloues house in an excellent neighborhood! I hope you get a lot of traffic Sunday!
Hi Russell, we have received several calls about your open house so I think you might have a nice crowd today!
Jeannette This is one of my favorite areas of town and is filled with a number of 1950's homes., now known as Mid-century!
Scott Thanks for the heads up. I am looking forward to a crowd this week before next weekend's Super Bowl!
Russell: This is a very beautiful home. Very elegant. I hope you sell it soon.
Thank you for holding this open house. Let me know whatkind of feedback you received and if you had a good crowd. You really have a knack for marketing ad handleing the whole Open House endeavor!

Hi Russell-That is a gorgeous house. I love the outside area with the covering over top. On a warm day that would be a awesome place to be. Best of luck on the sale and open house. :-)

Anne You are most welcome, I love the Balcones area and the home are a pleasure to market and sell! I will give you some feedback tomorrow!
Lynne Thanks for visiting my outside blog. It sort of runs in parallel to my Active Rain Blog but is mainly for the public and less so for realtors!

Russell - Can I borrow $798,999? I know this really great house I want to buy. Looks great and I hope you had a good open house.

Russell, what an exceptional house in Austin, TX at 4511 Edgemont Drive! I hope your Open House was successful and home buyers were impressed with this well layed out floorplan.
I hope it went well yeaterday and from your comments appears so! I thought I would remind you of the company wide open OH the week after Superbowl! It's always a success!
Great home Russell and I like your attitude about Open Houses. You write a blog about them!
Gena it did go well and I was busy for the duration for most of time. It is an exceptional home, built in 1955 but updaed throughout and in the heart of a great neighborhood!
Scott thanks, I am taking off over next weekend but plan to participate in the company OH the next weekend! I am going to be at a spectacular Mid-Century (1950's) home in the same neighborhood!
Erin I appreciate that and actually have already written about them. I have included the link below if you check back!
The sign said "OPEN HOUSE" but I felt like I was entering a Used Car Lot!
Very nice, Russell. These open houses you've been posting are spectacular. They all look like model homes to me!
Russell,
Great looking home and it sounds like your open house was a success!!! Great marketing tool you are utilizing!
Bruce as you know I ambig on open houses for many reasons and I am also with a company that specializes in marketing upper end homes throughout Austin. It's a great thing to be able to have done this for almost 15 years and we truly stand head and shoulders above our competition. Oops, that was something of a commercial but we have worked hard to position ourselves in Austin as the acknowledged leader in this area!
Hi Dorie I do like open houses because I utilize them to get more buyers (and agents) through as well as meeting neighbors who often help by sending even more people by and by sending out info to interested friends and family!
Hi Russell - I see you are working hard these days...here's hoping it all pays off for you and your sellers. Nice listing, love the outdoor room!
Russell, Fantastic presentation - informative, but concise. Property presentations the go on and on ;ose the reader, Karen
Russell, great job and I love the feedback. I know you are planning to participate with a bunch of the others on the weekend after the Super Bowl. You should write an additional post or include the other addresses in you next open house post! I wish more people at the would jump on board at Active Rain, it is such a great tool!
Gail This is such a cool home, built in 1955 but completely updated and I too love the outdoor space that backs up yo Camp Mabry!
Karen Thanks for the comment. I yhink I have the Open House format dwon and am now working on those Neighborhood descriptions!
Allysoun I plan to participate in that group open house and will post about it here! I also wish more people would jump in and blog but it is at least nice that they stop by and comment now and then!
That is a great idea to post about all of the homes that will be in the upcoming Open House!
Mattie I plan to post about my open house and include a list of the other agents participating too!
Russell how did this go? Did you have a good group? I am considering have a couple open the week after next!
Jeannette the event was well attended by a dozen groups and individuals. Some were neighbors (which I aways enjoy) there were some lookers and two serious buyers. I also had two agents preview. Please do participate in the group open house next week because it will be a great show of how many very good listings we are bow marketing!
Hi Russell - Just stopping by again to say hello and sorry the Cardinals lost last night. On the other hand you may not be a Cards fan....but I was routing for them.
Hey Russell, I've checked this listing out twice. I love the patio. BTW, congratulations on your award. Well deserved.
Gail I always appreciate you dropping by and I was torn as far as the Superbowl. I like Kurt Warner but was pulling for the Steelers with my friend June Lewis in Pennsylvania!
Bob How are you doing! good to hear from you. I love this home too and have another that will be open in the same neighborhood this weekend!
Thanks for the kudos, I was flattered to have won the award!
