Hi Russell - This is surely a very impressive home. Is there much of a market for houses in this price range in your area? What do you anticipate the days on market to be before you get an offer? in Titusville, I'm always curious about what it take to market properties like this. With an average price of $175,000 (not even sure if this is accurate at the moment) you can see why ;-) Good luck with your open house ~ are you serving food?

Hi GailThis home is ain an area that is divided into two sections. The Westlake Hills/Eanes School District is bisected bt the Capital of Texas Highway and is noted as "inside the loop and outside the loop. Rob Roy is outside of the loop and at this time there are at least 72 homes over 1M and just as many inside the loop so we have some competition but this home is well priced for the quality, sq. ft., and area. As far as food, I only serve food at broker/agent open houses (sometimes it's the only way to get them to show up!

Great looking home. How many homes in that area are over 1 million. I know that Eanes is a good school district so that must be a good thing too.

Erin Thanks for dropping by! At this time there are over 162 homes above 1 Million in the 8E/8W area that takes in the Eanes school district. Yes the inventory is higher than normal but I would say our market has gone flat and dropped little but we are still facing some more economic hardship ahead as a nation and it affects every place, even in Texas where THANKFULLY we are doing better than most

Karen It certainly would make my day, my record is actually higher but I work in a market that has a large number of homes in this price range. As you know it pays well but it is also very hard work and we incur many more costly expenses than Realtors in other price ranges. This is a spectacular property! Where do most of your high end buyers come from? Austin? Or other parts of TX? Or from other states?
Not Yet Licensed Well, until recently a large part, maybe half of the buyers came from out of town. with the rest moving up or local. Although the number of people buying has slowed down Texas is still the number one spot for population growth in the USA so I think the market will grow after people get comfortable. With this economy, that may take awhile!
