Rob Roy Austin TexasI know the Rob Roy Neighborhood and have worked here for twenty years! By coincidence, my first listing appointment back in 1989 (yes that was the last century) was for a home located in the Rob Roy Neighborhood. That home eventually  sold for $368,000 and though the sellers owed the bank more than that, they gladly paid the balance and thanked me. You have to remember that during this period Texas and other parts of the nation were going through the S&L Crisis with 1000-2000 foreclosures every month in Travis County alone! Every neighborhood was affected and we were still far from the bottom. Two years later, in 1991 the same home sold for $291,000! These days the  property would sell for around $750,000.

Original Rob Roy is bounded by Loop 360 (Capital of Texas Highway), Bee Caves Road, Lake Austin and the property occupied by St Stephens School. First developed in the early 1980's and continuing today with many homes bought by newcomers who choose to update or remodel. Homes in the area have sold from the high $600,000's to over $5,000,000. During the last the 12 months (Ending April 1, 2010) there have been nine (9) sales ranging from $575,000-$2,195,000. Keep in mind this is only data from MLS and does not include any private or pocket listing sales.

Rob Roy Lake ViewAs one of Austin's finest neighborhoods, the area offers large estate-sized lots and building amenities to fit the most discriminating tastes of the luxury buyer.Because Rob Roy was developed over time homes in the neighborhood come in a wide variety of custom designs and architectural elements. Traditional, Contemporary, Mediterranean and Classic styles reflecting different tastes and lifestyles. Utilizing diverse building materials from stone to brick to stucco and incorporating lavish elements including upscale finish outs, Gourmet Kitchens, Multi-Car Garages, Home Theaters, Pools, Waterfalls, Spas, Outdoor Kitchens, private offices, wine cellars and just about any amenity you could imagine. Views range from Hill Country to Lake Austin Waterfront along Pascal lane. There are also lake views from Pascal Lane and some parts of Cicero, Cousteau, Humboldt Lane and others.

Great local information and yes I do remeber being in real estate in Oklahoma in 1989. Selling a home that was not a repo was as much being a miracle worker as much as a good Realtor.
