I was recently listening to Jason Crouch's Social Media Edge blog talk radio show and his guest Chris Brogan actually used the phrase when discussing a very aggressive person who was vying for his time and business. The fact remains that many people don't seem to have any idea how pushy and irritating they can be (though many do intentionally) in business and social settings. Ironically while I was on office property tour with some of my associates earlier in the day I experienced the same behavior...literally. One of the homes we visited had an English Bulldog as a pet and as I am fan of the breed, I stopped to pet and scratch the happy dog and enjoyed playing for a few moments. On the way out the dog came running around the corner for some more and in the excitement got more than a little carried away. I can understand this as I am friendly, outging and attractive in a rugged sort of manner and it's obvious...you can see it in the dog's ecstatic expression BUT this was too much! So don't let this happen to you and don't YOU be this dog in social situations! (Photo by my colleague Francie Little)
This brings me to the subject of networking during the holidays. It really is an excellent time to be out and about and frankly I enjoy visiting with friends, colleagues and many new people at the numerous social functions that occur during the season. I've already been to several parties this month and though I have not suffered the same gripping behavior I have been the recipiant of several moments that don't fit the bill. Please don't shove a card in my face and tell me to call you. If I am interested, I will ask for your card and hopefully my wife will remember your name if I forget. I am not out to sell anything except maybe me as a person behind my profession. Like most folks at nearly all parties, what we do for a living will come up and we will have plenty of time to visit about work and hopefully other things too!
I am always amazed at the fact that people are so interested in talking about real estate so I try to be prepared with statistics and a general overview of my particular market as well as current trends and opinions. Parties seem to lighten the attitude and people are genuinely interested in the real estate market in a non-threatening environment. Because of this, I take the opportunity to share with as much or little as required and nothing more! My sharing is limited to as much as is comfortable and I always keep it light and never offer my own card or press for personal information. Again, I don't enjoy high pressure sales tactics or manipulatiion by people who dominate the conversation for their own self gratification or needs. I mean really, it's a party so let's all relax and have a good time! Russell - I love the aspect of networking during the holidays too and don't push the subject of real estate unless asked. I would much rather prefer to have a night of fun and enjoy light conversations and steer away from real estate topics. I can get that at the office!! :)
Russell you are so crazy at times and so serious at others but I bet you are always fun at parties! We like your attitude-Business with a nice dose of humor!
The social networking part is definitely true. I appreciate being able to help people by answering their questions, but many people just don't get that this is what I do all day long 5 or 6 days per week, and when we are at a social gathering, it is not a meet a greet business affair. In other words, I don't want to talk business when I am trying to relax, but so many people will not take the hint.
hi Russell, at the best of times, too many people abuse networking, social media, etc... If I had a cookie for every person with a Facbook fan page who invited to be a "fan" 4 or 5+ times, I'd have a lot of cookies. Have a great weekend buddy!

I also do not at all enjoy those high pressure kind of sales tactics, and I sure don't like talken with a big blow heart. Thats for sure! When ever someone starts in to either og these two things. The first thing that come to my mind is, this poor soul is a real loser. I'm not at all in to talken busuness at a party. But if I'm asked a question, I will answer it.

Russell, That is very amusing...and very funny! For some reason, I have had dogs run up to me and pee right next to my leg...You can imagine how special I felt during those moments. Of course, this has happened both times with others present. So a social greeting is good----but only to a point---make sure you know your audience!

Russell, Your are my kind of party animal (lol). Personally I don't bring up real estate unless someone else brings it up. I will share if asked but it is party and I'm there to enjoy not to work. An English bull dog is my daughter's favorite dog.

This is funny! I own an english bulldog ( neutered, thank you)... we did have a bulldog once that didnt hump but knew how to wrap his arms around you like the photo!
I am guessing he loved your suit or cologne! Either way, bad dog!
The truth is in the post though- it is a big turn off to be "bullied" over the season and allowing conversation to become counselling or an interview. Sometimes cornered to hear lenghty details of a Realtor from years ago. When it begins, simply inject/ say : "it is a wonderful party and great to get to know you, if you would like to talk RE lets maybe get together sometime next week." This way you are implying lets nip the work chat and get to talking about family, interests etc...
I had not heard that saying as it relates to Social Media but it fits.
I can't always log into Jason's show, but when I can I enjoy it.
Russell - I find that people are less pushy about their businesses and now at social functions than they were during boom times. There also less bragging about accomplishments at work. If this economic downturn has been good for something, it is to bring humility back and create a desire to really connect the person standing next to you, rather than trying to impress them.

Russell - the dog obviously was not finished playing (lol). I actually never .... and I do mean never ... give my business card to anyone ... unless they ask. Most people do ask for my card.... it is amazing how it works. People do not want to be sold! Merry Christmas!!
I've seen some that are very pushy like this. They've approached my cleints when driving around, and have been politley pushed back by them. If only there was a way to have some agents spayed or neutered, we could aviod some of these embarrasing situations.
Hi Russell -- I find that if people know you are in real estate, they want to talk about it as many people really want to offer an opinion or ask how the market is. But the kind of tactic you mention is offensive to many people. Be real, people appreciate it. You are right on.

What a photo op! Glad someone was able to be there to capture the precious moment of true love! This really made me laugh. I am sure it wasn't as amusing to you at the time.....you are right though. Especially this time of year, the get togethers are for appreciation, friendship and togetherness. If someone asks, I will be more than happy to share or offer to meet with them at a later date. Russell: That is a priceless picture. And it's funny that Chris Brogan made that statement. I've heard his sales tactics toward this short sale expertise for agents, etc are exactly what he's telling people to avoid. As for the Christmas parties, I noticed this last night. Everyone wants to ask about the market. I'm like you. I don't shove cards into people's hands and beg them for info. I gave out one card.....and that was because she asked for it. And that party goer left the party, she stopped to thank me for my time and tell me she would be calling. What great validation that I did not "hump her leg."

I just shooed someone of our leg who keeps trying to sell me grocery and travel certificates, after assuring her that we don't have employees whose morale will get boosted, etc. Social media is a way to meet people, not to beg for business as is a party! Happy partying.

I almost left a party for this very reason last night. Before I was even able to check my coat, I had two people thrusting business cards at me. Fortunately, they started taking cues from some of the other members who had been around longer and learned to calm down a little, have some fun, meet new people and let it flow naturally.

Russell - I enjoyed your story (AND the photo) and it made me chuckle, but the analogy was SO appropriate. I hate the pushy sales person, in any industry, who just can't wait to bend my ear and seems to have no interest in anything I might have to say.
I always wait to folks to ask me about the market, and am prepared to respond since I do so many market reports, but there are times when I would simply prefer to just have a good time, meet new folks, and visit, versus talking about what I spend so much time one.

(as our son used to shout when he was a youngster) Bulldog people are a unique bunch and we always get along in crowds ( we had two years ago) I agree that it can go both ways with the responsibility of us a professionals to set the tone and still hopefully leave a good impression.

Gail I think that is one of the best observations I've heard as it relates to our current market. I started out in 1989 in a similar downturn and always had a different view and attitude. It's amazing how arrogant some people can be about selling property, I mean we are not saving lives or making huge scientific discoveries. We are providing a service!

The only cards that should be given out at holiday parties are Christmas cards and Starbucks gift cards. Your idea to be prepared but keep it low key if real estate comes up is a good one.

I hear ya. Not appropriate. I was amazed at how persistent some exhibitors were at the AC convention this past week. I'm just trying to check everything out for future reference yet some were downright hard sell.

It is truly amazing how some can't take "NO" for an answer. And using anything for that lead in . . . be it a holiday, or President's Day . . . they just don't stop trying to hawk their wares. It is ANNOYING and you couldn't have aligned it with a better analogy!!
That is true with telemarketers also... some of them just plain lie and do not tell things the way they are... I am my brokers first line of defense in the office... I am glad to hang up on them......

I couldn't agree more. December is one of my best business building months because of all the new people I meet at social gatherings. I'd much rather learn about someone else than discuss what I do. A great conversationalist is someone who lets the other person do all the talking.

Russle: I love the Holidays for networking! We decided to start our very own tradition with an ugly sweater party this year. It was a huge success. I invited most of the neighborhood and many of my clients. There was NO talk of real estate though just a lot of ugly sweaters and a couple tequila shots... Russell, the indirect approach to letting people know you are a socially adept nice person first before diving into what you do for a living has always been the best approach. The soft sell in networking events. The humping the leg philosophy is a big turnoff you are right.

Me, and 2 other mortgage brokers, who all attended the same church, watched as a new real estate agent did some networking in the pews, passing out cards, talking neighborhoods. My head just was spinning.

I love what I do, and it is hard not to be enthusiastic sometimes... but I have been on the other side, too... Helps with the self-control.
Networking is a delicate balance. I believe that people like to do business with people who they like. And they don't like people who spam them, call at odd hours, bore them with constant talk about their business, try to sell them things at every opportunity, or just act in a generally annoying manner.
Alexander that's the best thing to do...just change the subject or walk away when you cannot hang up!

ROFLMAO x2! That is some great picture. I just had a guy doing "it" to me at a REBAR Camp in Atlantic City. After the third introduction (he didn't even remembered me from just 5 minutes earlier) I told him "It's O.K., you don't need to sell yourself here." But, he just moved on to his next victim. After he had moved on the guy next to me looked at the business card he was handed and whispered in my ear that "the guy works in my office and this is the first time I have ever seen him." We both laughed.
That is the funniest thing I have seen in ages and only you wold have the cojones to post it and then write a compelling article at the same time! I think you should use that as your facebook picture! have a good holiday and thanks for the advice AND the laughs!

In fact, we all need to loosen up a little and relax too. At party last night, I didn't tell anyone about my handyman business until others brought it up. Only one lead but that's just fine ... as I did have a nice, relaxing night.

Russell, you always crack me up! This was hysterical. That lucky dog sure looked ecstatic! I agree that we should relax and enjoy during parties, not go around pushing our business cards in people's faces. I do visit a lot of clients during December and give out calendars, but I keep the visit short and don't generally talk business unless they ask me questions about the market. I also don't go around humping legs as it is a bit unseemly, not to mention unprofessional! Of course, I won't rule it out if I am ever at a holiday party with Antonio!

You are so right.....It is the question with every interaction - "How's the real estate market?
I do my best to be positive and also look for another positive twist.
Tonight I said we've had a pretty good year. $5,000,000 in Cancellations from Buyers walking away from the aggravation of a banks lack of response. You see the look of sympathy of shock on their face.
Then I follow up with that we wrote A LOT More that did stick. (These were mostly Real Estate related people tonight)
We are one of the survivors of this new marketplace!
It is incredibly aggravating and just another aspect of the business we are in. Joy

Joy & Jeff I feel the same way and though business is good in Texas as compared to many other parts of the country, I still had a huge amount of business not materialize because many people were unable to sell and move here from other areas. Hang in there, you ARE doing something right!

Reading all this suddenly made me remember something I read in a dog training book.
Males, neutered males, and females will all exhibit this behavior - and it's not about passion, it's about showing who is "top dog."
Thus, really an act of aggression - just like the people you meet at parties who are so overbearing!
That said, from other things I've read, I think the ONLY reason some people attend social events is to try to connect with potential clients.
The main thing is this..... if you get humped, just thump! Have a great Holiday!

Hey, wait a moment. Let's take a look at this from the dog's point of view. He probably does not have a lot of opportunities to excercise his social or business skills, so you have to give him some credit for at least trying to get your attention.
And you know what? It worked! You will always remember him. The next time you need a dog to um, . . . um . . . . well, you know what I mean here. You probably do not remember many of the others at that party, so whose technique would you say was the most effective?

Hey Russell, I could not agree with you more. It is really important to exercise restraint when socializing at a holiday party (or any party for that matter). People do love to talk real estate and love asking questions about the market. I do my best to give valuable info without going into much detail. Similar to what you said, I try to prep myself ahead of time to keep things short and sweet if the topic comes up. I have gotten into the habit of asking people what they do for fun, rather than what type of work they do. I think people are so use to being asked about their profession that it kind of throws them through a loop when I ask about the non-work activities. It helps break the ice and leads to a more relaxing conversation.
I guess the dog knows a "Dog Whisperer" when he meets one..
Bring me my Christmas present by the office and I promise we wont talk business..
A realtor's job is never done- special favors must be accounted for- the question? Who is the reciepient of the favor? Nice work Russell- you are one funny cat with a great sense for business.

I think the one nice thing is that after a few years of doing real estate, people ask you everything. The first couple of years, you're dying to talk about it to make an impression, but people don't yet view you as an expert!
